Why Stage?

What is Staging, and why you need a Realtor ® who is also an
Accredited Staging Professional, ASP when selling your home.

StagingHome staging is professionally preparing homes for sale, so that they appeal to more buyers and most often generate the highest amount of money and shorter days on the market. Staged homes traditionally present themselves better than the competition by being clean, clutter and odor free and ready to show to prospective buyers.

StagingHome staging is not decorating, fluffing, interior design or redesign. Instead, home staging is detailing, de-cluttering, de-personalizing and preparing the home at it’s best, giving it a “show home” appearance so that the potential buyer can envision living there. The moment homeowners decide to put their home on the market, it effectively becomes a product.

StagingAs your Realtor, I will evaluate the home in it’s entirety including curb appeal, maintenance. fixtures, age of decor, wall colors, furniture placement, accessorizing, reorganizing, etc (if needed). At this point, recommendations are suggested and accompanied by a list of qualified contractors/ vendors who can assist us with the transformation. I will also conduct an analysis of the home and study the current market in your neighborhood, determining the best asking price. The marketing plan is then customized and presented to the seller.

Our ultimate goal is to get the home sold as quickly as possible for highest purchase price negotiated.

Here are a few tips that Sarah Beth Litzenberg can do to help you get your house sold with more net to you.

  • Make the first impression of the home positive and inviting with excellent curb appeal.

  • Enable buyers to envision themselves living in the home by organization, improvements and de-cluttering.

  • Show the full potential of the home by preparing and focusing on highlighted areas.

  • Make the home visibly appealing while adding extra touches to “WOW” the prospective buyer.

  • Knowledge of the current market values and determine the best price to “showcase your property.”

  • Listening to my clients every need for a win/win experience.

  • Skilled and proven strong negotiator. After all it’s your investment.
